Your Options May Include:
Selling your home for market value:
Sometimes the best option for someone facing foreclosure is to simply sell the home to save the equity they've built up in it. If this is the route you decide to take, we can list your home on the Multiple Listing Service and sell it for top dollar.
Immediately paying you cash for your home:
This option is similar to having us sell your home on the real estate market. The main difference is that having us pay you cash for the property would allow us to resolve your foreclosure situation immediately. Once the deal is signed and you get paid, you can walk away from the house with the foreclosure completely behind you.
Reinstating your existing mortgage:
The bank does not want your house. They would much rather have your mortgage in good standing with you making regular monthly payments. In some situations we can get you back on track by convincing the bank to reinstate your existing mortgage.
Refinancing your home with a mortgage company:
We have access to equity lenders who specialize in helping people in foreclosure. If you fit the proper criteria, you could refinance your loan and start over fresh with a new mortgage.
Sell your home to us and buy it back on a Land Contract:
If you don't qualify for refinancing, there is still a good chance of you getting a fresh start with a new loan. We have programs available where we might be able to buy your home by paying off the remaining balance on your existing mortgage - which would end the foreclosure. Then, we could sell your home back to you and finance the deal ourselves with a Land Contract. This simply means that you would make your monthly house payments to one of our affiliate companies instead of to a bank or mortgage company.
Initiating a lease/option contract:
This option may be available to you if you don't qualify for Purchase Money Mortgage. In this situation, we could buy your house just like we described above. You would remain living in the house by signing a lease to make monthly payments. You would then have the option of buying the house back when you get back on your feet in the future
Filing Bankruptcy:
This is not the best option since bankruptcies remain on your credit report for a long time and affect many aspects of your life for many years to come. But, unfortunately, sometimes bankruptcy is the best course of action. If this is the case in your situation, we can refer to you to a qualified bankruptcy attorney who will help you through the process.
Doing Nothing:
While this really isn't an option, unfortunately, it is the course of action most people facing foreclosure choose to take. It is absolutely the worst possible thing you can do. If you do nothing I promise you that you WILL lose your house and any equity you may have built up in it. And your credit rating will take a serious tumble.
